Given the improving economic outlook, interest rates cannot be expected to stay at their current low levels for very long. In fact, some economists are projecting that by the second half of next year, the central bank may have to increase the overnight policy rate (OPR).
The latest decision or rather the perceived united decision by some of the biggest banks in this country to raise mortgage rates and do away with some of the freebies, including the waiver of legal fees on documentation, really has nothing to do with a possible rise in rate next year. The mortgage rates are floating rates any way.
Several banks have decided to raise mortgage rates at the same time, though, has sparked questions on whether this is healthy for an industry that operates in a competitive environment.
While there have been denials of collusions, it has nonetheless raised a few eyebrows, more so when earlier this year, some banks also raise and “standardize” hire-purchase (HP) rates at around the same time.
It becomes a real concern if the coordinated move to raise HP and mortgage rates sets a precedent where we begin to see more of such collaboration in the future.
